We developed a proprietary, patent-pending cleaning model built specifically for mini-rooms. Staff make the bed and strip and replace sheets in under 2 minutes without crawling inside the cabin, and sanitize every surface in under 3 minutes. Total turnaround: 5 minutes per cabin — up to 85% of cleaning-staff time saved versus a conventional turn.

07 — REGULATORY
Our mini-rooms are furniture, so installing them does not trigger a building permit the way fixed construction would. We confirm the correct classification and the legal occupant count for each building before installation, and we guide partners through the density process end to end.
If already permitted as a Tourist Hotel (Visitor Accommodation), there is NO land-use change with SF Planning. We submit a Commercial TI permit to SF DBI and SFFD — plans covering density, sprinkler coverage, egress, alarms and fixture ratios.
No zoning change — sleeping people is what a hotel is for. The city verifies exits and fire coverage for 4 sleepers per room; the Health District reviews the remodel. Units arrive fire-marshal pre-certified with in-cabin smoke/CO tied to your alarm system.
A sleeping room for one person needs 70 sq ft; a shared sleeping room needs 50 sq ft per person. A 200 sq ft room legally sleeps 4 — even though four mini-rooms physically occupy only ~103 sq ft. Bathrooms scale with people: ~1 toilet + 1 sink per 10 guests, 1 shower per 8.
