01 — THE PROBLEM

The floor space isn't the constraint. The key count is.

Paid per key
Priced per sq ft

A 200 sq ft room sells one key a night. Your building is priced on square footage; your revenue isn't.

Shoulder-season
Compressed RevPAR

Underperforming rooms and soft occupancy pull down RevPAR while fixed costs stay put.

Labor per turn
Rising every year

Housekeeping cost per key keeps climbing. Adding keys the old way means adding proportional labor, our patent-pending cleaning mechanics reduce the cost up to 85%.

02 — THE MINI-ROOM

A cabin, not a bunk. Delivered as furniture.

Patent-pending private cabin, 6'7" × 3'11" × 3'11", designed like a yacht cabin. It's furniture: it installs like an IKEA flat-pack, no demolition, no fixed building works, no structural changes, and it's stackable.

04 — HOUSEKEEPING

More keys. Not more labor.

We developed a proprietary, patent-pending cleaning model built specifically for mini-rooms. Staff make the bed and strip and replace sheets in under 2 minutes without crawling inside the cabin, and sanitize every surface in under 3 minutes. Total turnaround: 5 minutes per cabin — up to 85% of cleaning-staff time saved versus a conventional turn.

What that means for the P&L
  • Cost per turn drops even as key count multiplies
  • No proportional housekeeping FTE increase

05 — WHY GUESTS PICK IT

Private-room quality at a shared-room price.

Plus a recovery environment nothing else on the market offers.

This creates a differentiated, bookable product — a "recovery stay" or "sleep suite" rate code — rather than another commodity room. Operators set their own nightly price.

06 — HEALTH & WELLNESS

Sleep, turned into measurable data.

The cabin turns a guest's sleep into measurable, improvable data — and adjusts itself in real time to improve sleep and recovery. Oxygen, mattress-zone temperature, air quality, and circadian light all tune to the person sleeping.

Everything visualized in an app where guests ask plain-language questions about their own numbers. For the operator: a wellness amenity that justifies a premium rate and drives repeat bookings and direct-channel loyalty.

07 — REGULATORY

Furniture, not construction.

Our mini-rooms are furniture, so installing them does not trigger a building permit the way fixed construction would. We confirm the correct classification and the legal occupant count for each building before installation, and we guide partners through the density process end to end.

San Francisco

Standard Tourist Hotel

If already permitted as a Tourist Hotel (Visitor Accommodation), there is NO land-use change with SF Planning. We submit a Commercial TI permit to SF DBI and SFFD — plans covering density, sprinkler coverage, egress, alarms and fixture ratios.

Las Vegas

Hotel — one alteration permit

No zoning change — sleeping people is what a hotel is for. The city verifies exits and fire coverage for 4 sleepers per room; the Health District reviews the remodel. Units arrive fire-marshal pre-certified with in-cabin smoke/CO tied to your alarm system.

~2–3 months
Density math

What actually caps the count

A sleeping room for one person needs 70 sq ft; a shared sleeping room needs 50 sq ft per person. A 200 sq ft room legally sleeps 4 — even though four mini-rooms physically occupy only ~103 sq ft. Bathrooms scale with people: ~1 toilet + 1 sink per 10 guests, 1 shower per 8.

We confirm per building

08 — FIRE SAFETY

Every mini-room ships fire-marshal compliant.

Fire sprinkler coverage maintained for each unit
Fire extinguisher within reach
CEE-approved electrical components throughout
Fire-retardant mattress and materials throughout the unit
Smoke + CO detector inside each mini-room
Fire alarm connected to the building system

09 — CUSTOMIZATION

We're flexible.

Beyond the two standard versions, we adjust settings, sensors, add-ons and design per property. We can also match the cabin finish to your brand.
