Because our mini-rooms are furniture and equipment, they qualify for full first-year expensing — a rule the 2025 tax law (the One Big Beautiful Bill Act) made permanent for anything acquired after January 19, 2025.
For a taxable operator, that materially reduces the effective cost of the install. Confirm treatment with your own CPA.

Mini-rooms arrive flat-packed and are assembled in place in hours, just like an Ikea pack, very easily. Furniture, not construction: no demolition, no fixed works, no structural changes.
We help place residents from our 1,200+ person SF waitlist so rooms don't sit empty. You set the rent, keep the lease, and collect the uplift. We maintain the hardware and software.

05 — Regulatory · San Francisco
Installing mini-rooms does not trigger a building permit the way fixed construction does. We confirm classification and legal occupant count per building, and guide you through the whole process.
SF Planning Code 890.88 — no change of use. We verify sq-ft per person under Housing Code 503 and make an occupancy plan.
Change-of-use filing to Group Housing. Staff-level administrative decision in most zones, no public hearing.
AB 507 (effective July 1, 2026) makes conversion to housing by-right in all zones: no public hearing, no CEQA. Ministerial permit.
SB 79 (effective July 1, 2026) sets state minimum densities near qualifying transit that the city cannot undercut. This applies to California.
